IDC, a global leader in research and data, has released their 2026 IDC MarketScape: Worldwide AI-Enabled Lease Administration Applications 2026 Vendor Assessment (Doc #US54113226, September 2026) and named CoStar a Leader.
CoStar Real Estate Manager is part of CoStar Group, the commercial real estate information and analytics company founded in 1987 and headquartered in Atlanta, Georgia. Real Estate Manager is CoStar's dedicated lease management platform for occupiers, built for organizations managing real estate and equipment lease portfolios, and its customer base skews toward large enterprises, spanning corporate real estate teams and finance and accounting groups within the retailers, restaurants, pharmaceuticals, and telecommunications industries. In November 2024, CoStar acquired Visual Lease to add scale in the occupier segment; combined, the two platforms now support 1+ million real estate contracts, 1.5+ million equipment leases, and more than 2,500 global customers.
The platform centralizes lease documents, dates, and payment workflows in one system, automating alerts for renewals and rent escalations, tracking service charges and insurance, and letting teams submit and approve payments and generate reports for downstream systems, most notably enterprise resource planning. It supports both real estate and equipment leases without duplicate entry; handles specialty scenarios such as month-to-month leases, percentage rent, and indexed charges; and offers configurable reporting on portfolio performance and utilization alongside role-based security controls and single sign-on (SSO). It connects ERP and other financial systems to help keep lease data consistent across teams and provides easy collaboration with finance and accounting. Because it's built by CoStar, Real Estate Manager can pair a customer's own lease and portfolio data with CoStar's commercial real estate market analytics and lease comparables to support portfolio planning and renewal strategy, an integration point that's harder for standalone lease administration vendors to match. CoStar backs the product with guaranteed implementation and dedicated customer support, and markets it primarily to enterprise-scale real estate, accounting, and operations teams across a range of sectors. CoStar's AI lease abstraction engine, checked by an in-house specialized QA team that includes accountants and attorneys supporting more than 2,000 customers, and the company's product road map includes conversational "Ask AI" portfolio search and a piloted agentic workflows engine expected to go live in 2027.
